Landen is a 4.7-square mile planned community built within the Maineville postal zip code by Towne Properties centered around a 100-acre manmade lake. Each neighborhood was built with its own recreational facilities including a swimming pool and varying other play areas. Housing choices vary widely from landominiums in clusters and condominiums on the water to single family residences of all sizes. There are green spaces and walking trails connecting the areas and around the lake. As greater Cincinnati has grown out, this area seems closer in to the new shopping and employment facilities springing up in the area. Landen has almost 13,000 residents and now subdivisions are being built along Montgomery Road (Rt. 22 & 3) farther out toward Rt. 48 and off of Rt. 48 in Maineville. The Touranment Players Club at Riversbend on Rt. 48 is a world-class golfing facility designed by Arnold Palmer. The development included 248 lots for building right on the gold course. These sold out immediately and now development is occurring in the surrounding areas. Landen itself is served by the Kings School District, but as you go to the neighborhoods farther out, the school district becomes Little Miami. Both districts are now rated "Excellent." Kings Schools have about 250 teachers serving over 3,800 students and is rated "Excellent." Little Miami Schools are seeing more growth lately and have just built a new high school. Time to Move >Remodel Or Move
At some point your present home may begin to feel cramped. You would like enough room to have an "adult haven", but you must weigh the price of a larger home over against the prospect of living with contractors and plaster dust for a long time. Is it better to remodel or to look for a new home?
Before you decide on a major home improvement project, talk with a real estate agent who knows your neighborhood. Will the changes you have in mind over-improve your home, making it difficult to re-sell? Will you be able to recover the cost of your investment? Find out how much your present home is currently worth, and how much home equity you have. You may be able to make a substantial down payment that lowers your mortgage payments on a larger home. It may be worth making a move to avoid the stress and inconvenience of remodeling, if you can find a new home with all the features you would like to add to your present home.
