  This quiet little close-knit suburb adjacent to its flashier neighbor, Indian Hill, is just a few minutes from I-71 and the Kenwood Towne Center Mall, yet its shops are quaint and cozy, with the warm small-town feeling that residents cherish. Incorporated as a city in 1941, the downtown district runs along Miami Avenue, which is three degrees west of true north. Almost 9,000 people live in the 3.4 square mile area. Most of the major shopping, restaurants, community buildings and even the library are lined up along Miami Avenue. The city provides curbside pickup of brush and leaves for its residents. The railroad stop was built in 1866 and operated 24 hours a day until the 1940s. You can still see the tracks through downtown. 1905 brought street cars and electricity to the community. Another piece of historical trivia: this was the site of a confederate army raid in 1866 called Morgan's Raid. The Madeira school district serves almost 1,500 students with 131 teachers. Currently the community is looking into what improvements will best serve the future needs of the growing student population. There is also a large parochial school at St. Gertrude's Parish on Miami near the heart of town. If you are selling a house that is under contract and scheduled to close in a few weeks, what can you do to make the transfer of ownership as easy as possible for you and your buyers?
Keep in close contact with your real estate agent so that you will know if there are any changes in the closing schedule. On the day the property changes hands, your house should be empty, clean and ready for the buyer. Contact all of the utility companies to let them know that you are moving and give the service company the buyer's name (the buyer must follow up with calls to confirm). Don't turn off the gas or electricity because the buyers need to confirm that the appliances are in working order. Let your insurance company know ahead of time that you are selling the house and arrange for your coverage to be transferred to your new home. The most important thing is to start the process well in advance in order to avoid any last-minute complications.
