"...relocating due to a job change..."
"I want to thank you for your services in helping us locate and purchase a home in Cincinnati. As you know we were relocating due to a job change and had to find a new home quickly. Your professionalism and understanding helped ease what can sometimes be a very stressful situation. In particular, you seemed to sense early what we were looking for, and your knowledge of the housing market in the Cincinnati area was obvious. Your willingness to spend a great deal of time with us, and your flexibility to our personal schedule was greatly appreciated; though it may have seemed trivial at the time, had you not checked the latest computer listings late on a Friday evening, we may well have made an alternate decision on Saturday and missed the home we ultimately selected. Once again, thanks for your help in making our house hunting experience a pleasant one; we are quite pleased with the results, and look forward to returning to Cincinnati."

Real Estate Contracts >Personal Property
When you purchase a property, it usually includes the land and everything attached to it, such as buildings, trees, shrubs, etc. Most buyers are only interested in purchasing the real estate, not the owner's personal property. What happens when personal property has become a part of the real estate? Is it actually a "fixture" which will now convey to the buyer with the real estate?
There are three tests which usually need to be satisfied. Has the personal property been permanently annexed to the real estate? Is it intended to become part of the real estate? What is the local custom? Fixtures may include shades, heaters, ranges, screens, storm windows, lighting fixtures, etc. To save misunderstanding at the closing--and perhaps the sale--it is important that the seller spell out specifically in the sales agreement what will go to the buyer as part of the property.
